<p>Overall rates are very low across the board.  Take a look at this <a href="http://library.hsh.com/?row_id=92">30 Year Fixed Chart</a> of rates over the last 3 years.  Try to find a chart of the last 15 years…You will find that interest rates are significantly lower than they’ve ever been historically.  It just so happens a certain day may, particularly, is a better day then another.</p>
<p>Mortgage Backed securities fluctuate on a daily basis causing rates to bounce around.  Typically the movement isn&#8217;t enough to change the actual rate, but what it does do, is change the price for locking in a particular interest rate.</p>
<p>Basis Points are used to gauge pricing on mortgage rates as well as Mortgage Backed Securities.  One Basis Point is equal to 1/100 of 1%, in other words interest rates that have risen 1% are said to have increased by 100 basis points.  What all this means to you is a 20, 30, 40 basis point change in interest rates could save you several hundred or even thousands of dollars depending on your loan size.</p>

			<content:encoded><![CDATA[<p>If you are purchasing a home in the near future or looking to refinance your existing mortgage in California with a loan that includes an impound (escrow) account you might find the below Property Tax Impound Schedule quite helpful.  There is a certain amount of property taxes and home owners insurance a lender must collect in order to set up your impound account properly.  This amount due depends on the month escrow closes.  Use the schedule below to determine how many months of property taxes will be due at close of escrow for you particular transaction.</p>
<p>In most California counties the property tax rate is 1.125% of the purchase price. You will want to divide your total property tax by 12 to bet the monthly payment and then multiply that amount by how many months are due.  Example:  A home purchase with a close of escrow in April of any calendar year will require 4 months of property taxes be collected.  On a 300K purchase price your annual property taxes would be $3375.  In this particular scenario the equation would be: $3375/12=281.25 x 4 months = $1125.00.</p>

<p>In 2010 Fannie Mae made some changes to DU (Desktop Underwriter), their automated underwriting lender approval program.  One of the most recent changes to Fannie Mae’s DU is the implementation that a mortgage applicant cannot have any <strong>disputes</strong> on their credit report.  It doesn’t matter if the dispute is paid, resolved or no longer in dispute. It will have to be <span style="text-decoration: underline;">removed</span> from credit report before close of escrow.</p>
<p>It is frustrating but quite simple:  Most collection agencies and creditors are very large companies who have attorneys that write-up the letters that the actual collectors are allowed to give out.  Apparently, it is very expensive, time-consuming and basically impossible to complete the process of adding a new letter to approved letters list therefore you are dead in the water when you ask for a “no longer in dispute letter” that isn’t already approved by the attorneys.</p>
<p>This is becoming a widespread problem in the mortgage industry.  In recent months several mortgage applicants were turned down for financing due to a dispute being on their credit report.  When Fannie Mae decided on this new guideline I am not sure it was well thought out or that they were aware of the tremendous impact it would have on lending and how difficult it is to remove a dispute.</p>
<p>It is possible to have a very high FICO score and have a dispute at the same time so this guideline is affecting responsible borrowers that have immaculate credit otherwise, substantial savings, and excellent employment history.</p>
<p>Cali Mortgage hopes Fannie Mae will remove the guideline in the near future but in the meantime it is something we all have to deal with…</p>

<li>Do not try to handle dispute removals yourself.  More times than not you will worsen your credit even more.</li>
<li>Don’t contact collection agency until you have spoken to us about your situation.</li>
